We have successfully executed numerous Joint Ventures (“JV”). For any JV to work well, the goals, expectations, and roles of the stakeholders must be clear. We have completed JVs that included ground up development as well as purchasing an investor’s properties and then partnering with that seller to co-purchase tenant-in-common interests in new assets. We are extremely experienced at creating financial structures that can use JVs to accomplish your goals.
We often find that JVs work best for investors who:
- Want to retain ownership – Hold some of the interest in their asset for the foreseeable future
- Want professional support – Are open to working with professional owner-operators and management
- Want to reduce management – Minimize their management and ongoing involvement
- Want to better utilize their equity – Often we can create scenarios where an investors cashflow will significantly increase with the right structure
- Are open to a modest amount of financial leverage – Financial leverage allows Rutherford to leverage its capital market access and experience to create value for the partnership
